Founded in 1987, Giovannone Properties is a family owned vertically integrated commercial real estate investment firm. We acquire, develop, reposition, lease, and manage a diverse range of assets, with a primary focus on industrial properties.

Frank Giovannone Jr. and Anthony Giovannone are commercial real estate investors, builders, and developers based out of Philadelphia, PA. Their journey in real estate began at a remarkably young age—at just 16 and 18, respectively, when they acquired their first commercial property in Philadelphia’s Manayunk neighborhood. While still in high school, they transformed the vacant building into three apartments, marking the start of a lifelong partnership and passion for commercial real estate. Since then, the Giovannone Brothers have continued to acquire, develop, build, renovate, and revitalize properties across the Delaware Valley, building a legacy of strategic investment and development.

Their expertise spans ground-up construction and full-scale renovations of residential, commercial, and industrial properties. They have successfully executed land assemblies, commercial mixed-use and multifamily developments, land entitlements, adaptive reuse of retail and office buildings, ground leases with national retail tenants, condominium conversions, and industrial park projects. Currently, their focus is on acquiring existing industrial properties within a 100-mile radius of Philadelphia.
